Guaranteed rent for Cardiff & South Wales landlords
Tired of being a landlord? Keep the property, hand us the hassle
If your Cardiff investment feels like a second job, a hands-off arrangement could help. We become your tenant and pay an agreed rent while you keep ownership. The responsibilities we take on are agreed in writing.

How Highgrove helps
Sell
Selling releases the asset but ends your future rental income. Compare sale costs, timing and any tax implications with professional advisers.
Use a letting agent
An agent can manage tasks on your behalf. You normally remain the landlord and retain the risks and duties not covered by their agreement.
Choose guaranteed rent
We lease the property from you and manage it ourselves. Agreed rent and responsibilities are written into the lease, rather than you managing each occupier.
What changes on day one?
The agreed start date matters: an enquiry or viewing is not a rent commitment. Before the lease begins, we agree the rent, handover, condition, repairs and ongoing responsibilities. Once it begins, you deal with Highgrove as your tenant for the matters covered by the lease.
How guaranteed rent works
01 · Your property, reviewed
We review your details, view the property and complete landlord and property checks. Refurbishment needs are assessed before an offer.
02 · Written terms, agreed
We become your tenant and manage the property ourselves. Rent, start date, repairs, council tax, compliance and return arrangements are set out in your lease.
03 · Ownership, retained
You keep the asset. We handle the agreed day-to-day responsibilities and pay rent under the lease. Any offer is subject to a viewing; terms vary by property.
An existing occupier does not automatically transfer to us. Any occupied-property proposal needs a review of the current contract and legal position.
Common questions
Can you take over a property with a tenant already in it?
Not automatically. We need to review the existing occupation contract, rights and property before discussing whether an occupied-property arrangement is possible. We do not promise to take over an existing tenancy or its arrears.
Do I have to sell?
No. A lease does not transfer ownership to us. You keep the property and agree the terms on which we rent it.
How quickly can you start?
Timing depends on the viewing, checks, existing occupation and any work needed. We agree a start date in writing; there is no guaranteed turnaround before those steps.
What if I want the property back?
The lease sets out its duration, any break provisions, notice requirements and return arrangements. Check these before signing rather than assuming you can end it at any time.
