Guaranteed rent for Cardiff & South Wales landlords
Turn an empty Cardiff property into an income again
An empty home can mean council tax, insurance, upkeep and no rental income. We can assess whether leasing and, where needed, refurbishment can put your property back into use. A lease offer follows a viewing and checks.

How Highgrove helps
Assess the property
We review its condition, location, permissions and the work needed before deciding whether we can offer a lease.
Agree refurbishment
Where suitable, agree a defined package of works, cost and timetable. A viewing is needed before any estimate becomes an agreed scope.
Lease and occupy
We become your tenant and arrange occupation under the agreed terms. Rent begins as set out in the lease, not automatically when you first contact us.
The cost of leaving it empty
Council tax premiums, specialist insurance conditions and deterioration can increase the cost of a vacant home. Check Cardiff Council’s assessment of your property and tell your insurer about its occupancy. Bringing a home into use does not automatically cancel an existing bill or guarantee exemption from a premium.
How guaranteed rent works
01 · Your property, reviewed
We review your details, view the property and complete landlord and property checks. Refurbishment needs are assessed before an offer.
02 · Written terms, agreed
We become your tenant and manage the property ourselves. Rent, start date, repairs, council tax, compliance and return arrangements are set out in your lease.
03 · Ownership, retained
You keep the asset. We handle the agreed day-to-day responsibilities and pay rent under the lease. Any offer is subject to a viewing; terms vary by property.
An existing occupier does not automatically transfer to us. Any occupied-property proposal needs a review of the current contract and legal position.
Common questions
What is the council tax premium on empty homes in Cardiff?
The charge depends on how long the home has been empty, its furnishing status and any applicable exception. Check Cardiff Council’s latest rules using the link above and ask for a written assessment for your address before relying on a figure.
Who pays council tax once you are the tenant?
Payment arrangements are set out in your lease. The council decides statutory liability from the property and occupation circumstances; a private agreement does not override its assessment.
Do you take derelict properties?
We do not promise to accept derelict homes. A survey, safety assessment, permissions and a viable refurbishment plan may be needed before any proposal.
How long does a refurb take?
It depends on the condition, scope, permissions and availability of trades. We agree a property-specific programme after inspection rather than promising a standard completion date.
