Guaranteed rent for Cardiff & South Wales landlords
Stuck with rent arrears or a problem tenant?
Start with the current occupation contract and Wales-specific legal advice, not a new lease promise. Once the property is lawfully available, we can assess a guaranteed rent arrangement in which Highgrove pays your agreed rent.

How Highgrove helps
Resolve the current position
Keep rent records and seek advice from a solicitor experienced in Welsh housing law. We do not provide possession proceedings or promise to recover existing arrears.
Compare options when vacant
Once the property is lawfully available, compare selling, re-letting with an agent or leasing to Highgrove. Check condition and compliance before a new occupation starts.
Change who pays your rent
Under an agreed Highgrove lease, we are your tenant. Our occupiers’ payments are separate from our rent obligation to you, subject to the terms of your lease.
What you can and cannot do
Possession notices and proceedings under the Renting Homes (Wales) Act 2016 depend on the contract, grounds and compliance position. Do not change locks, cut services or pressure an occupier to leave without a lawful process. Ask a Wales-qualified solicitor about notices, court steps and enforcement. This is general information, not legal advice.
How guaranteed rent works
01 · Your property, reviewed
We review your details, view the property and complete landlord and property checks. Refurbishment needs are assessed before an offer.
02 · Written terms, agreed
We become your tenant and manage the property ourselves. Rent, start date, repairs, council tax, compliance and return arrangements are set out in your lease.
03 · Ownership, retained
You keep the asset. We handle the agreed day-to-day responsibilities and pay rent under the lease. Any offer is subject to a viewing; terms vary by property.
An existing occupier does not automatically transfer to us. Any occupied-property proposal needs a review of the current contract and legal position.
Common questions
Can you take over while my tenant is still in?
Not automatically. We need to review the existing contract and legal position before considering an occupied property. Do not assume that signing with us ends the current occupier’s rights or transfers existing arrears.
How long does possession take in Wales?
There is no reliable single timescale. The grounds, notice, court timetable, defence and enforcement can all affect it. A solicitor should advise on your specific case.
Do I get paid while the property is empty?
Your lease sets out the rent obligation, start date and any conditions or exceptions. There is no rent commitment before the lease starts; review the void-period terms before signing.
What happens if your occupiers do not pay you?
We remain your tenant and our rent obligation is governed by our lease with you. We manage our occupiers’ payments; check the lease for conditions, remedies and any exceptions.
