Guaranteed rent for Cardiff & South Wales landlords

Struggling to keep up with landlord rules in Wales?

Occupation contracts, fitness for human habitation and safety checks all need attention. A Highgrove lease can allocate day-to-day work, but it is not a blanket release from statutory duties. We agree responsibilities before you sign.

How Highgrove helps

Occupation contracts

Renting Homes changed residential letting in Wales from 1 December 2022. Most private residential lets use standard occupation contracts, with written statements and rules specific to the contract.

Fitness and electrical safety

The dwelling must meet applicable fitness requirements. Electrical inspection and testing, reports, repairs and the provision of information need to be planned and documented.

Smoke, CO and gas safety

Check the requirements for mains-connected smoke alarms on each storey, their interconnection and CO alarms where required. Gas safety duties also apply where relevant.

The main Welsh housing rules

Use the official guidance to check occupation contracts, fitness for human habitation, electrical safety and alarms for your particular property. Registration and licensing can also apply. Requirements depend on the arrangement; a generic checklist cannot confirm a home is compliant.

What stays with you, and what we handle

The lease sets out who arranges checks, repairs, certificates, access and costs. The owner-to-operator lease and residential occupation contracts are distinct arrangements. Allocating a task in a lease does not remove a statutory duty from the person legally responsible. Ask your solicitor to review the structure, including insurance, mortgage consent and licensing.

How guaranteed rent works

  1. 01 · Your property, reviewed

We review your details, view the property and complete landlord and property checks. Refurbishment needs are assessed before an offer.

  2. 02 · Written terms, agreed

We become your tenant and manage the property ourselves. Rent, start date, repairs, council tax, compliance and return arrangements are set out in your lease.

  3. 03 · Ownership, retained

You keep the asset. We handle the agreed day-to-day responsibilities and pay rent under the lease. Any offer is subject to a viewing; terms vary by property.

An existing occupier does not automatically transfer to us. Any occupied-property proposal needs a review of the current contract and legal position.

Common questions

Who is responsible for compliance under a guaranteed rent lease?

The lease allocates practical tasks, but the law determines the relevant duty-holder. We agree responsibilities in writing and recommend Wales-specific legal advice; do not assume every owner obligation transfers to us.

Do I still need an EPC?

An EPC and energy-efficiency requirements may still apply when a property is rented, unless a valid exemption applies. The official checklist and your adviser can confirm the position for your property.

Who arranges gas and electrical safety checks?

Our lease sets out who arranges and pays for checks, any initial work and ongoing renewals. Applicable statutory duties must still be met by the relevant duty-holder.
