Guaranteed rent for Cardiff & South Wales landlords

Inherited a property you never planned to manage?

There is no need to rush a decision after inheriting a home. Establish who can act for the estate, check the bills and insurance, then compare keeping, letting or selling the property. We can assess a refurbish-and-lease option once the legal position is clear.

How Highgrove helps

Sell the property

A sale can simplify ownership, but compare the likely proceeds, costs and tax position with your solicitor and accountant.

Let it yourself or through an agent

Keeping the property can provide income, but you must plan for repairs, voids, safety requirements and the responsibilities of a Welsh landlord.

Refurbish and lease to Highgrove

We can assess the work needed and a possible lease together. The scope, costs, rent and start date must be agreed before you commit.

First steps after inheriting

Ask the solicitor handling the estate who has authority to let or sign a lease and what stage the probate process has reached. Tell the insurer if the home is unoccupied and check its conditions. Notify the council and ask about the estate’s council tax position; do not assume an exemption continues indefinitely.

How guaranteed rent works

  1. 01 · Your property, reviewed

We review your details, view the property and complete landlord and property checks. Refurbishment needs are assessed before an offer.

  2. 02 · Written terms, agreed

We become your tenant and manage the property ourselves. Rent, start date, repairs, council tax, compliance and return arrangements are set out in your lease.

  3. 03 · Ownership, retained

You keep the asset. We handle the agreed day-to-day responsibilities and pay rent under the lease. Any offer is subject to a viewing; terms vary by property.

An existing occupier does not automatically transfer to us. Any occupied-property proposal needs a review of the current contract and legal position.

Common questions

Can I let a property before probate is granted?

Ask your probate solicitor before granting any occupation rights or signing a lease. Authority depends on the estate and the people acting for it; this page is not legal advice.

Do you take properties that need work?

We can assess properties needing refurbishment. Acceptance depends on the condition, safety, permissions, budget and whether an agreed package is viable.

What about inheritance tax or capital gains tax?

The tax outcome depends on the estate, ownership and whether you sell or let. Ask an accountant or tax adviser to compare your options; we do not provide tax advice.

Can several siblings own it?

Joint ownership may be possible, but a solicitor should confirm the ownership structure, who can sign and what consent is needed. All necessary parties must agree before a lease is offered.
